Variety is spice of industrial property

FOUR fuel stations sites and a game farm will be on offer at Aucor Property sale next week, as will a multi-tenanted industrial facility in Anderbolt, Boksburg.

The fuel station sites form part of a national portfolio of petrol stations and will come under the hammer as separate lots on the day of the auction.

One of the fuel stations is as far afield as Cradock, in the Eastern Cape. On offer at Voortrekker Street, Cradock, is a fuel station on five erven of 2,451m²

The property comes with a workshop, retail component and pumps and tanks.

Of special interest is the property on Kilburn Street, Discovery, which is situated on 3,900m² It comes with a car wash, workshop, retail component and pumps, and has potential for a used-car lot.

The fuel station in Regent Park on 2,483m² is to be sold with vacant occupation. Included in the sale are a retail shop, workshops, pumps and tanks.

To be sold independently is a fuel station on the corner of Rigger and Spartan roads, Spartan. Features on the 2,164m² stand include a workshop, retail facility, pumps and tanks and a yard suitable for a car-wash operation.

The main feature of the auction is a multi-tenanted industrial facility situated at 271 Main Road in the industrial hub of Anderbolt, in Boksburg.

The property is on the western side of Atlas Road with easy access to the N12 and N17 highways.

OR Tambo International Airport is 10km away. Number 271 Main Road is a generous-sized property that measures a total of 20,215m².

The property has a multitude of offerings and has factories, warehousing and stores as well as office facilities.

With 10 separate buildings ranging from 56m² to 2,958m², the total gross building area for the facility is about 11,669m²

It has two substations and four transformers on site.

“Whilst there are many offerings in Anderbolt for industrial space and development there are few such properties that have such a diverse offering in one facility,” says Aucor Property’s Warren Aronson. “Further, the buildings on the property are all currently tenanted and the majority of the tenants are on month-to-month leases.” Mr Aronson says there has been substantial interest and demand from a range of buyers wanting to invest in the Anderbolt area as its popularity continues to grow due to its convenient positioning — being near the major highways and the airport as well as its growth as an industrial hub over the years.

The leisure property on sale is a fully operational game farm in Thabazimbi, Limpopo.

The 1,103ha farm is stocked with impala, blue wildebeest and eland. The sale includes a tractor and game carcass retrieval vehicle. There is also residential development opportunity. Eskom power and borehole water are in place on the farm. The auction will be held on June 12, at the Park Hyatt Hotel, Rosebank, at noon. Some interesting properties will come under the Aucor Property hammer in Cape Town on June 20. In top spot will be a Bishopscourt residence on 4,119m²

It has six bedrooms, five bathrooms, four reception rooms a cinema room, two kitchens, pool, staff quarters and four garages. Equally impressive is a Pearl Valley Golf Estate residence with five bedrooms, all en suite with balconies, study, open-plan kitchen, dining and entertainment area, wine cellar, lounge with gas fireplace and three garages. It overlooks the signature hole.

Two properties on offer in Stellenbosch are a student hostel on Banghoek Way and a property on the corner of Bird and Adam Tas roads, which offers great development opportunities.
